Every trade stays in-house. That means our guys do the foundation work, our guys frame it, our guys run the wiring and the pipes, and our guys finish the interior. You deal with one company and one point of contact from the day we break ground to the day you get your keys. No finger-pointing between subs, no scheduling headaches that are not your problem to solve.

We build in Orange County NY, Pike County PA, and Sussex County NJ, and we know the local building codes and inspection processes in all three states. Each municipality has its own requirements for setbacks, septic, well placement, and stormwater management. We deal with the building departments so you do not have to sit on hold or chase down paperwork.

If you already have architectural plans, we can build from them. If you have an idea of what you want but nothing on paper yet, we will work with you to put together a plan that fits your lot, your budget, and how you actually want to live in the house. We have built from detailed blueprints and from rough sketches on the back of an envelope. Either way works.

Site prep and excavation are included in what we do — we do not hand that off to someone else. We clear the lot, grade it, dig the foundation, handle drainage, and prep for the driveway and utilities. If the lot needs fill, rock removal, or grading work before we can pour, we take care of it. The build starts with the dirt, and so do we.

Most custom homes take 6 to 12 months from breaking ground to move-in, depending on size, complexity, and weather. A straightforward ranch on a flat lot moves faster than a multi-story build on a hillside. We lay out a realistic timeline before we start and keep you updated throughout.

What factors affect the cost of building a custom home?

The biggest cost drivers are square footage, site conditions, foundation type, and the materials and finishes you choose. A lot that needs blasting or heavy grading costs more to prep than a flat cleared lot. We give you a detailed estimate upfront so there are no surprises.

Do you handle permits for new home construction?

Can I use my own house plans or do you provide designs?

Either way works. If you already have plans from an architect, we can build from those. If you have an idea but no drawings yet, we work with you to develop a plan that fits your needs, your lot, and your budget. We have built from napkin sketches and from full architectural sets.

We do not provide financing directly, but we work with clients who are using construction loans and can coordinate with your lender on draw schedules and inspections. We are familiar with the process and can point you toward local banks that do construction-to-permanent loans in the area.
